Today's mortgage and refinance rates

Average mortgage rates rose noticeably yesterday. And conventional loans started this morning at 2.75% (2.75% APR) for a 30 year fixed rate mortgage.

While yesterday's surge was painful, it was much less sharp than other markets thought. Read on to find out why. For today, that looks a lot less worrying. We could well see a keep calm or just a small increase.

Should You Lock A Mortgage Rate Today?

Perhaps. Markets are calm this morning and the hangover from yesterday's euphoria may even stir some buyers remorse, with some key markets fading. So I don't expect another significant increase, although unforeseen events may still prove me wrong.

In the cold light of this morning, investors could glimpse the undeniably good news from Pfizer about yesterday's vaccine trials. First, this vaccine will have to pass many more studies before it can be approved, probably months later. Even after that, it will be many months before sufficient doses are given to improve public health.

In the meantime, the economic consequences of the pandemic could be severe. The New York Times estimates 130,553 new cases of COVID-19 were reported in the U.S. yesterday. And that was 64% more than two weeks ago. The total death toll among Americans was "at least 238,700" with 800 per day in early November.

For the moment, I am leaving my new recommendations for personal tariff lock like yesterday. However, if the markets calm down further, I will shorten these lock-up periods again:

Here is the current status at 9:50 a.m. (ET) this morning. The dates, compared to roughly the same time yesterday morning, were:

Before the pandemic and the Federal Reserve's intervention in the mortgage market, you could look at the numbers above and get a pretty good idea of ​​what would happen to mortgage rates that day. However, this is no longer the case. The Fed is a big player now and a few days can overwhelm investor sentiment.

Use markets only as a rough guide. They have to be exceptionally strong (rates are likely to rise) or weak (they could fall) to be relied on. Today they are looking OK for mortgage rates.

So there is a lot going on here. And no one can claim to know for sure what will happen to mortgage rates in the coming hours, days, weeks, or months.

Why did mortgage rates move much less yesterday than in other markets? They are actually lower this morning than they were this time last week.

This is likely because many lenders have kept their interest rates higher than necessary in the past few months to deter borrowers from overwhelming them with a demand they cannot meet. So they had a pillow with which to move more moderately if other markets reacted sharply.

And those other markets are much quieter this morning. You got a glimpse of Pfizer's vaccine news yesterday. As ING analysts put it:

Unfortunately, none of this changes the short-term fact that the global economy is facing a challenging winter.

And I had always expected the rebound after the president's call to be short (though perhaps not that short).

So without more important news, it wouldn't be a surprise if Mortgage rates remain stable today or only an inch higher.

If I'm right, I don't have to lock myself up quickly. Who knows? There could be more falls in the coming days and weeks.

The general trend in mortgage rates has been falling significantly in recent months. A new all-time low was set in early August, and we have grown close since then. In fact, Freddie Mac said that each of the weeks that ended October 15th, 22nd and November 5th had hit a new low. Last Thursday's figures did not include the noticeable declines of the last two days.

But not every mortgage expert agrees with Freddie's figures. In particular, they only relate to buying mortgages and ignoring refinancing. And if you averages over both, the rates have been consistently higher than the all-time low since that August record. The gap between the two has been widened by a controversial regulatory change.

Mortgage Forecast Experts

Looking ahead, Fannie Mae, Freddie Mac, and the Mortgage Bankers Association (MBA) each have a team of economists devoted to monitoring and forecasting the impact on the economy, housing and mortgage rates.

And here are their current interest rate forecasts for the final quarter of 2020 (Q4 / 20) and the first three of 2021 (Q1 / 21, Q2 / 21 and Q3 / 21).

Notice that fannies (published October 19) and the MBA (October 21) are updated monthly. However, Freddies are now released quarterly. The latest was released on October 14th.
