Average mortgage rates rose significantly yesterday. But only by the smallest measurable amount. And conventional loans started this morning at 3.063% (3.063% APR) for a 30 year fixed rate mortgage.

I easily misunderstood my forecast yesterday because these prices broke with other markets. But for what it's worth I guess Mortgage rates can stay stable today or be an inch lower.

Should You Lock A Mortgage Rate Today?

I wouldn't lock today if I'm not close to closing. But Freddie Mac announced yesterday that mortgage rates had hit a new weekly record low this week. So if you're about to close – or just want to get away from the whole float-or-close thing – now may be a good time.

Why shouldn't I lock? Because I expect more rate cuts. But if anything, they are likely gentle. So don't expect big wins. And be aware that any decision to keep floating comes with some risk: these markets are inherently unpredictable.

Market Data Affecting Mortgage Rates Today

Here is the current status at 9:50 a.m. (ET) this morning. The dates, compared to roughly the same time yesterday morning, were:

The 10-year Treasury yield reduced from 0.86% to 0.85%. (Good for mortgage rates because it fell after a spike yesterday.) More than any other market, mortgage rates usually tend to follow these particular government bond yields, though less recentlyImportant stock indices were slightly lower when opened. (Good for mortgage rates.Often times, when investors buy stocks, they sell bonds, which lowers the prices of those bonds and increases yields and mortgage rates. The opposite is true when the indices are lower. Oil prices have dropped from $ 41.53 a barrel to $ 41.52. So there is a lot going on here. And no one can claim to know for sure what will happen to mortgage rates in the coming hours, days, weeks, or months.

I think Mortgage rates are likely to remain stable today or be an inch lower.

Yeah, I said that yesterday. And was proven wrong. Mortgage rates broke with other markets again and rose. But just a little.

So small in fact that many lenders haven't bothered to change their price lists. Instead, they may have added something to your closing costs.

Why do I expect more falls? Because the pandemic is still raging and its economic damage is becoming more apparent. Admittedly, this damage is not yet recognizable in most economic reports. But that's because they're referring to October. And the current surge in coronaviruses (with the resulting restrictions on businesses) worsened significantly in November.

In fact, the New York Times estimates that new infections rose 73% in the 14 days leading up to yesterday. And tragically, COVID-19 deaths have increased 63% over the same period.

When the economy is bad, mortgage rates almost always fall. That's why they're now at their lowest level ever. And the economy will likely suffer until new vaccines become so widespread that they have an impact on public health. But few experts expect that to be the case much before next summer.

The general trend in mortgage rates has been falling significantly in recent months. Freddie Mac said a new all-time low was set for each of the weeks ending October 15th and 22nd and November 5th and 19th. Yesterday's record low was the 13th this year.

Note, however, that Freddie's numbers only refer to buying mortgages and ignore refinancing. And if you averages over both, the rates have been consistently higher than the all-time low since a record high in August. The gap between the two has been widened by a controversial regulatory change.

Mortgage Forecast Experts

Looking ahead, Fannie Mae, Freddie Mac, and the Mortgage Bankers Association (MBA) each have a team of economists devoted to monitoring and forecasting the impact on the economy, housing and mortgage rates.

And here are their current interest rate forecasts for the final quarter of 2020 (Q4 / 20) and the first three of 2021 (Q1 / 21, Q2 / 21 and Q3 / 21).

Note, however, that fannies (published November 17th) and the MBA (also November 17th) are updated monthly. However, Freddies are now released quarterly. And its latest was released on October 14th.

Some lenders have been made nervous by the pandemic. And they only limit their offerings to the most vanilla-flavored mortgages and refinances.

But others remain brave. And chances are you can still find the withdrawal refinance, investment mortgage, or jumbo loan you want. You just need to shop broader.

But of course, no matter what type of mortgage you want, you should do a lot of shopping in comparison. As a federal regulator, the Consumer Financial Protection Bureau says:

Shopping for your mortgage can result in real savings. It may not sound like much, but if you save even a quarter point on your mortgage, you will save thousands of dollars over the life of your loan.
