Should You Lock A Mortgage Rate Today?

Unfortunately, it is too early to determine the likely direction of mortgage rates for the coming weeks and months. So fluctuating your rate is still a game of chance. Read on for more information about the forces of conflict affecting interest rates.

Yesterday was the perfect day to observe the effects of the two forces of conflict currently affecting mortgage rates. The morning started with some poor weekly unemployment figures. And these have lowered mortgage rates.

Later in the day, President-elect Joe Biden announced his plans for pandemic relief (or economic stimulus) that topped $ 1.9 trillion. And the prospect of more national debt raised these rates.

That effect may have been weakened, however, as investors doubt whether such a bill would get through the US Senate. As you know, the Democratic Party lacks the 60 seats it needs to enforce such laws. Many believe the amount could be brought down to just under $ 1 trillion.

As it turned out, the bad economic news outweighed the news of higher national debt. But only now. And that is a conflict that is likely to play out for many days over the coming months, each with different outcomes.

Unfortunately, it is impossible to predict which force will ultimately come out on top until one force has a clear advantage over the other. Predicting the development of mortgage rates is therefore also impossible.

The general trend in mortgage rates has been falling significantly in recent months. A new weekly all-time low was set 16 times in the past year, according to Freddie Mac.

The most recent record of this species was on January 7th. However, this was already overtaken by the events before it was published. And prices are now significantly higher, as confirmed by Freddie's announcement yesterday.

Looking ahead, Fannie Mae, Freddie Mac, and the Mortgage Bankers Association (MBA) each have a team of economists devoted to monitoring and forecasting the impact on the economy, housing and mortgage rates.

However, with so many unknowns, the current number of predictions can be even more speculative than usual.

Some lenders have been terrified by the pandemic. And they only limit their offerings to the most vanilla-flavored mortgages and refinances.

But others remain brave. And chances are you can still find the withdrawal refinance, investment mortgage, or jumbo loan you want. You just need to shop broader.

But of course, no matter what type of mortgage you want, you should do a lot of shopping in comparison. As a federal regulator, the Consumer Financial Protection Bureau says:

Shopping for your mortgage can result in real savings. It might not sound like much, but if you save even a quarter point on your mortgage, you will save thousands of dollars over the life of your loan.
